Office environments built for how teams actually work
Recorastro plans workspace layouts, furniture specifications, and acoustic strategies for organisations across Rotterdam and the Randstad — from fifty-person startups to corporate headquarters undergoing hybrid transformation.
01 — Strategic Planning
We begin every engagement with occupancy analysis, workflow mapping, and interview sessions with department heads to understand how desk-sharing ratios, meeting culture, and focus work requirements translate into square metre allocations. Our planners use evidence-based benchmarks from Leesman Index data adjusted for Dutch workplace norms and ABW adoption rates.
Deliverables include space programme spreadsheets, adjacency diagrams, and block plans showing departmental neighbourhoods before any furniture catalogue is opened. Typical planning phases run four to six weeks for offices between 800 and 3,000 square metres.
02 — Furniture Specification
Recorastro specifies desking, seating, storage, and meeting furniture from European manufacturers including Gispen, Ahrend, and Vitra, balancing ergonomic certification, sustainability credentials, and total cost of ownership over ten-year depreciation cycles. We do not sell furniture; specification independence ensures recommendations reflect client needs rather than commission structures.
Detailed furniture schedules with product codes, dimensions, finishes, and quantities accompany tender packages for procurement teams or dealer networks. Budget guidance for mid-market specification typically ranges €420 to €680 per workstation including chair, desk, and storage.
03 — Acoustic Design
Open-plan environments require deliberate acoustic zoning to prevent concentration collapse from uncontrolled reverberation and speech intelligibility across distances. We calculate RT60 targets for different zone types, specifying ceiling baffles, screen heights, phone booth placements, and soft furnishing absorption coefficients.
Acoustic modelling using Odeon software validates design proposals before construction, identifying problem frequencies and reflection paths that layout adjustments or material changes can address without costly post-occupancy remediation.
04 — Hybrid Work Integration
Post-pandemic occupancy patterns demand flexible ratios between assigned desks, hot desks, and collaboration zones that adapt seasonally without wholesale reconfiguration. We design kit-of-parts approaches where screens, planters, and modular seating redeploy as team sizes fluctuate.
Technology integration planning covers power and data density at collaboration tables, wireless presentation standards, and booking system touchpoints aligned with workplace apps clients already deploy.
05 — Project Delivery
Construction documentation includes reflected ceiling plans, power and data floor box layouts, and partition type schedules coordinated with MEP consultants on client teams. Site inspections during fit-out verify furniture placement matches approved layouts before snagging lists close.
Post-occupancy evaluation at ninety days captures utilisation data and staff feedback, informing minor adjustments included in our standard twelve-month follow-up support package.
