Space programmes translate headcount forecasts, growth assumptions, and hybrid attendance ratios into area schedules allocating square metres to workstations, meeting rooms, focus pods, social zones, and support functions. We benchmark against NEN-EN 15221 standards adjusted for client industry norms and union agreements where applicable.
02 — Block Planning
Block plans position departmental neighbourhoods relative to natural light, acoustic separation needs, and circulation spines before detailed furniture layouts begin. Adjacency requirements from workflow analysis determine whether teams requiring frequent interaction sit within visual connection distance or separated by buffer zones with shared resources.
03 — Circulation Analysis
Primary and secondary circulation paths are mapped for peak occupancy scenarios including fire egress compliance under Dutch building regulations. Corridor widths, door swing clearances, and lift lobby queuing space receive explicit dimensioning rather than assumption from generic templates copied between unrelated projects.
04 — Growth Flexibility
Expansion zones and demountable partition strategies allow twenty to thirty percent headcount growth without lease renegotiation where floor plate geometry permits. We identify which walls can relocate at minimum cost and which structural elements constrain future reconfiguration options documented in planning reports.
05 — Documentation Standards
Planning packages include GFA and NLA calculations, space efficiency ratios, and comparison tables showing options at zero point seven, zero point nine, and one point one desk-to-person ratios for client decision meetings with finance stakeholders present.
